By booking and staying in any of our villas, you agree to these Terms & Conditions. Please review carefully and contact us at reachout@twinvillecove.com if you have questions before confirming your reservation.

Summary: Occupancy limits — Brown Unit (max 6), Blue Unit (max 8). No smoking. No pets. No parties or events. Check-in from 3:00 PM; check-out by 11:00 AM. Security on premises; ID verification required.

1. Agreement

This Rental Agreement (“Agreement”) is a legally binding contract between (i) the undersigned person(s) or company making the reservation (“Guest”), and (ii) the Host/Owner (Mr. & Mrs. O. Kuti) or their manager/agent KEK Property Management (KPM). By booking, Guest agrees to rent the designated property (“Property”) for the Rental Term and pay all applicable fees and charges.

2. Occupancy

  • Maximum occupancy: Brown Unit – 6 guests; Blue Unit – 8 guests, unless otherwise agreed in writing.
  • Only registered guests may stay. Exceeding occupancy or hosting unauthorized guests is a breach and may lead to eviction without refund.

3. Condition & Use of Property

  • The Property is provided “as is”. We make reasonable efforts to maintain amenities (Wi-Fi, TV, etc.) but are not liable for temporary outages.
  • No parties or events. Do not disturb neighbors or engage in unlawful, offensive, or disruptive activities.
  • If occupancy limits are exceeded, we may relocate excess occupants (at cost) or require immediate departure.

4. Damages & Additional Charges

A valid credit/debit card is required and may be charged for damages, losses, or extra cleaning. Charges can be applied up to 10 working days after departure.

Typical fees (non-exhaustive)

  • Excessive cleaning up to US$250 (or up to US$450 for stays over 28 days if property is left unfit for occupation).
  • Specialized or extreme cleaning/damage from US$300+.
  • Smoking inside: US$250 surcharge.
  • Pets evidence: US$200 surcharge.
  • Lost/unreturned keys: US$75 per key.

Guests must report breakages or damages without delay. Costs for repair or replacement are payable to TwinVilleCove (KPM). Where possible, we will notify you within five (5) days of departure with details, costs, and photo evidence (if available).

5. Pets & Smoking

  • No pets are permitted. Violations may result in eviction without refund and a cleaning surcharge.
  • No smoking inside any villa or internal common areas. A surcharge applies if evidence is found.

6. Security & Access

  • ID verification required at check-in (International Passport or Nigerian Driver’s License).
  • Access is provided by our Facility Manager via keys and/or access codes; keys must be returned at check-out.
  • Security measures include Ring cameras, 24/7 personnel, and patrol dogs (10:00 PM–7:00 AM). Inform security if you need to be outside during these hours.

7. Internet Use

Wi-Fi is provided for convenience on an “as available” basis. Do not use for illegal activity, spam/bulk email, reselling, or excessive bandwidth use. No warranty is given for speed, uptime, or security of transmitted data.

8. Check-In / Check-Out

  • Check-in: from 3:00 PM
  • Check-out: by 11:00 AM

Late check-out without prior approval may incur an extra night’s charge. Items left after departure are stored at the guest’s risk and may be returned at guest’s expense. A property walkthrough is required at both check-in and check-out.

9. Risk of Loss & Indemnity

Guests’ personal property is brought at their own risk. TwinVilleCove (KPM) is not liable for theft, loss, or damage. Guests agree to indemnify TwinVilleCove and KPM against claims arising from damage, injury, or breach of these Terms.

10. Cancellations & Modifications

  • 15+ days before check-in: Full refund.
  • 7–14 days before check-in: 50% refund.
  • < 7 days before check-in: No refund.
  • No modifications within 20 days of check-in.
Third-Party Bookings: If booked via Airbnb or Booking.com, the platform’s cancellation policy overrides the above.

11. Force Majeure

We are not liable for delays or failures due to events beyond our reasonable control, including (without limitation) natural disasters, government actions, utility outages, strikes, civil unrest, or renovations.

12. Entry & Inspection

Management may access the Property at reasonable times with notice for inspection, maintenance, or viewings. In emergencies or where imminent danger is suspected, we may enter without prior notice.

13. Assignment / Subletting

Guests may not assign or sublet the Property, nor allow unregistered persons to use the Property.

14. Governing Law

This Agreement is governed by the laws of Nigeria. Disputes shall be resolved under Nigerian jurisdiction.

15. General Provisions

  • Guests must be 21+ to book. We may refuse bookings at our discretion.
  • Full payment is required at the time of booking.
  • This Agreement and your booking confirmation constitute the entire understanding between Guest and Host.
  • If any term is held invalid, the remainder remains in effect. Digital signatures/acceptance are valid.
